Frequently Asked Questions
General
It depends on where you work — and on the northwest side, the Leon Springs corridor is hard to beat.
Emilia sits on Lost Creek Gap directly off IH‑10, in the stretch between Camp Bullis, The Dominion, and Fair Oaks. That position outside Loop 1604 means most residents commute inbound in the morning and outbound in the evening — moving against the heaviest traffic instead of sitting in it.
You also get the Hill Country on one side and a full retail corridor on the other. The Leon Springs H-E-B is two miles down the access road. The Rim and La Cantera are under ten. Groceries are on the way home, not a separate trip.
Hill Country Lifestyle
Enjoy beautiful landscapes, local wineries, hiking trails, and a welcoming small-town atmosphere.
Convenient Location
Located just off IH-10, Emilia provides quick access to San Antonio, The Rim, La Cantera, and the surrounding Hill Country.
Shopping & Dining
Residents are close to boutique shopping along Hill Country Mile, as well as national retailers, restaurants, and entertainment at The Shops at La Cantera and The Rim.
Outdoor Recreation
Nearby parks, Boerne City Lake Park, Cascade Caverns, and numerous hiking and biking trails make it easy to enjoy the outdoors.
Excellent Schools & Employers
Emilia is conveniently located near Boerne ISD schools and employers including H-E-B, Boerne ISD, Albany Engineered Composites, and the growing medical and technology corridor along IH-10.
Good news, most of it is within a ten-minute drive, and it doesn’t require going into the city.

And when you want the Hill Country version of a Saturday, downtown Boerne’s Main Street is a comfortable eleven miles northwest. Close enough to enjoy, far enough that you’re not living in it. Talk about the sweet spot!

Emilia is among the closest apartment communities to the Camp Bullis gate, and the IH-10 and Loop 1604 corridor puts the northwest side’s largest employers within a straightforward drive.
Because we sit outside 1604, that drive runs against the morning rush rather than with it — the difference between a commute you tolerate and one you stop thinking about.

Schools Emilia carries a Boerne mailing address, but residents are zoned to Northside Independent School District — not Boerne ISD. It’s the most common question we get, and the answer is one of the better reasons to live here. Bus service Northside ISD provides bus service to all three campuses. Look up the route, stop, and pickup time for our address using the district’s transportation tool. Location
No. Emilia is in Bexar County, in the Leon Springs corridor of northwest San Antonio.
The 78015 mailing address is a postal designation, not a description of where the community sits. Our immediate neighbors — the Leon Springs H-E-B, Camp Bullis — carry San Antonio 78257 addresses. We’re zoned to Northside ISD rather than Boerne ISD.
Downtown Boerne is about 11 miles from our front door. La Cantera is 8. UTSA is 8. The Camp Bullis gate is 5. Almost everything you’d actually drive to on a given day is closer than Boerne is.
None of which makes Boerne a bad neighbor — it’s a genuinely lovely weekend trip. It just isn’t where you’d be living.
